When I moved my family from the Desoto, Wisconsin area seven years ago to help sell and develop Lake Sundown located five miles southeast of Moravia, Iowa I had no idea the adventure that I was going to take. The first season at Sundown we experienced a 500 year drought. It meant that the lake level was low but too low to enjoy. The lake was clear and the fishing at the lake was awesome. Several extremely rainy seasons followed to the point where flooding of streams and rivers in Southern Iowa became the norm. Sundown Lake survived several large rains as the dam was constructed by a great team of engineers and excavators in the early 1970’s to maintain the lake that it is today.
We spent the first couple of years selling property at very rapid pace often times showing customers prior to the roads being finished and having them reserve their property before actually being able to purchase it. It was some of my first experiences on seeing roads be built in places that were just old ATV trails through timbered sections that make Sundown Lake the beautiful private lake development that it is today.
As the development at Sundown Lake has continued we still maintain a list of customers waiting for that right lot or opportunity to come available at the Lake. To date their have been over 260 properties sold at Sundown Lake. We also have over 65 homes that have been built in the last 7 year with 6 new homes currently in the construction phase. Very seldom are there homes that come for sale at the lake. Many of the new home owners are just starting to relax and enjoy full-time lake living and or vacation lake cabin living.
As one of the exclusive listing agents for the developer we are excited to be beginning the survey and road construction on the final phase (10) at the Sundown Lake. The way that the developer Secluded Land Company LLC choose to develop the lake in different sections or phases has allowed new customers a chance at some of the best lots in each section.
